What We Did: We checked their current safety policies, procedures, and how they manage contractors. We also assessed how effectively they were using their housing management and compliance software, and the quality of their data.
Key Findings: After speaking with staff and senior leaders, we identified 14 critical areas for improvement. These recommendations cover updating their policies, streamlining how they manage contracts and procurement, enhancing staff training, and improving the use of their asset data systems.

Fleet Management for Internal Repairs Teams
We successfully implemented a new vehicle fleet contract for the client's internal repairs team.
This involved negotiating extra services from the vehicle provider, which reduced the need for the client's internal staff to handle vehicle safety and support tasks.
We introduced new IT applications to ensure vehicles are managed safely and all compliance and staff health standards are met.
Contracting and Procurement
We led the process for securing short-term repair and maintenance contracts to address backlogs in key areas.
This included developing all tender documentation and specifications, and evaluating bids to find the best partners.
Vacant Property Management (Voids)
We reviewed the process for preparing empty properties and the letting standards, and developed an achievable short-medium term improvement plan.
This led to faster turnaround times, the introduction of a new quality standard for all empty properties, and the implementation of automated reporting to track progress.
Property Services Modernisation
We developed a Transformation Plan and Target Operating Model (TOM) for the Property Services department.
This project focused on improving the customer's experience and streamlining the delivery of repairs and empty properties.
We created a detailed plan of required changes, including reviewing, comparing, and improving team structures, roles, and job descriptions.

Goal: Improved financial performance and customer support.
Actions: Reviewed operations and created long-term improvement plans for shared ownership and rent collection. We reorganised teams, including updating job roles, defining required skills, creating a training plan, and setting up new workload distribution methods. We also implemented automated rent arrears letters to save staff time.
Resident and Tenancy Services
Goal: Better service delivery and modern tenant interaction.
Actions: Supported a team restructure by rewriting job descriptions. We developed the plans and technical requirements for a new resident mobile application to manage tenancies.
Repairs, Asset and Investment
Goal: Improved efficiency and system performance.
Actions: We assessed whether the client should build or buy a new Repairs Management System. We also reviewed and prioritised all delayed IT support requests and improved data reporting by optimising system views.
